I get asked this question all the time, How’s the market in Cape Coral Florida? I usually answer back with it depends on where you are looking to buy or sell. For this post I am concentrating on Gated Communities in Cape Coral. For gated community of Sandoval in Cape Coral for the time period of December 2011 through Feb 29, 2012 the MLS shows that 8 homes sold during this time period in Sandoval:

The sales prices ranged from $99,900 for a bank owned foreclosure for the lowest price to $340,000 for a 3427 sq foot home for the highest price.

For Coral Lakes for the same time period of December 2011 through February 29, 2012 there were 13 sales according to MLS data. The sales prices on the low end was $88,000 and the highest sale was $192,000. A majority of the homes were short sales.

For Bella Vida for the same time period there were 6 homes sold according to MLS data. The price ranges were from $84,800 (townhome) to $175,00 for a single family home 2,708 sq. feet.
As you can see if you are a buyer or investor this is great time to be looking for property in Cape Coral and even thinking about buying homes in gated communities. The biggest obstacle right now is still going to be the many short sale properties that are still on the market and the banks untimely response to written offers.

For Heatherwood Lakes for the same time period 5 homes sold from the lowest price of $130,000 to $170,000 for the highest price.

If you are a seller and your home is not in foreclosure/short sale the great news is that the average days on the market for homes is now considerably less meaning that buyers and investors will be looking to buy homes that do not have to go through the short sale process and buyers will be competing to buy your home.
