Cape Coral Water Access Homes compared to Ft. Lauderdale

How does Cape Coral real estate prices for the amount of home you get compare to other areas of Florida. I was recently searching for listings in the Ft. Lauderdale market for a client that was interested in buying a home on the water in either the Cape Coral area or in Ft. Lauderdale.

So I started doing some research using the criteria of homes in Ft. Lauderdale and surrounding cities on the water with boating access in the mid $300,000 range to see what was available. There were less than 10 listings in that price range throughout all the cities near Ft. Lauderdale. Now remember the East Coast of Florida has a lot of salt water access homes that were built pre-1970′s, and I could hardly find any decent priced boat access homes in this price range that were even worth looking at from my clients perspective. Almost every home I saw in this price range was at least 30+ years old, very small (1250-1400 square feet, and needed to be completely updated cosmetically and had terrible curb appeal. Pretty much you are buying the house for the land value.
