Cape Coral Home Sales Update 1st Quarter 2014

For the 1st quarter of 2014 (January 1, 2014-March 31, 2014) there were 804 single family home sales in Cape Coral including 178 gulf access homes. Here is a breakdown of the numbers: The average listing price was $224,580 with an average price per square foot at $110. The average sale price was $214,549 and the days on market was 119 days on market. Out of these 804 sales there were only 46 short sales closed and it took an average of 273 days on the market to sell those short sales. There were 141 foreclosure sales in this time period with an average sold price of $129,169 and an average price per square foot of $78.

Let’s compare the sales numbers for the same time period from last year. There were 1121 single family home sales in Cape Coral. The average listing price was $204,205 with an average price per square foot of $99.97 and average sold price of $195,758. Out of these 1121 sales there were 150 short sales closed with an average sold price of $141,474 and average price per square foot of $72. There were 158 foreclosure sales last year during this 1st quarter with an average sold price of $135,408 and an average price per square foot of $73.69.

In the zip code of 33904 for the first quarter of 2014 for single family home sales in Cape Coral there were 146 sold homes with an average sold price of $215,012 and an average price per square foot of $119.65 and days on the market of 107.

For the zip code of 33909 there were 121 sold homes with an average sold price of $128,362 and an average price per square foot of $78.16 and days on the market of 111 days. For the zip code 33914 there were 202 single family home sales with an average sales price of $313,101 and an average price per square foot of $143.60 and days on market of 125 days on average.

For the zip code of 33991 there were 106 single family home sales with an average sold price of $202,510 and an average price per square foot of $104 and days on the market at 134 days.

In the zip code of 33993 there were 119 home sales with an average sold price of $176,857 and average price per square foot of $92.74 and days on market at 121 days. In the same time period two years ago, the average for the zip code 33993 sold price was $124,895 and price per square foot was $64.91!

There were 242 single family homes that sold in Cape Coral between February 1, 2013 through February 28, 2013.

The average listing price was $217,176, the average Square footage of the homes was 1932. The list price per square foot was $107 and the average days on the market for these sales was 97 days on the market, with an average sale price of $206,801 and an average sales price per square foot of $102.

Among these 242 single family home sales in Cape Coral during the 2nd month of 2013 there were 69 Gulf access homes that sold. The average listing price for gulf access homes was $403,915, and the average square footage was 2247. The list price per square foot was $177 per square foot and the average total days on the market for these gulf access homes was 127 days. The average sales price was $379,807 and the average sold price per square foot was $167.

The real estate market in Cape Coral continues to sell briskly for the first month of 2013. There were 308 single family homes that sold in Cape Coral between January 1, 2013 through February 1, 2013. The average listing price was $194,075, the average Square footage of the homes was 1846. The list price per square foot was $98 and the average days on the market for these sales was 92 days on the market, with an average sale price of $185,667 and an average sales price per square foot of $94. Among the 308 sales for the beginning of the year 52 were short sales that closed. When taking out the sales numbers that were short sales the average sales price per square foot increase to $99 a square foot.

Among these 308 single family home sales in Cape Coral there were 66 Gulf access homes that sold. The average listing price for gulf access homes was $385,375, and the average square footage was 2196. The list price per square foot was $168 per square foot and the average total days on the market for these gulf access homes was 136 days. The average sales price was $366,044 and the average sold price per square foot was $160.

Gulf Access Bank Owned Homes in Cape Coral

Looking for a Gulf Access Home in Cape Coral? I am getting many buyer calls lately for homes with gulf access in Cape Coral to buy as a second home. The only problem is many of my potential buyers are still looking in the below $300,000 price range for a gulf access home, which is rare now that we are back in recovery mode for Cape Coral real estate. There are however a few diamonds in the rough if you are looking for a bank owned gulf access home. Be warned though that many of these homes have been vandalized and after all is said and done may not be worth putting the money into a rehab unless you are a homeowner/contractor and can do the work yourself at much cheaper prices.

How’s the market in Cape Coral Florida for single family homes and condos for the year 2012? I usually answer back with it depends on where you are looking to buy or sell. Many of these homes were built in the last 6 years and make great investments as a second home or even rented out seasonally as many seasonal renters want a home to rent with a pool.

The gated community of Sandoval in Cape Coral has started sales activity for the 3rd phase of the development. Sandoval has turned out to be one of the most popular amenity filled gated communities in Cape Coral. The amenities in this community include a very large lagoon pool, fitness center, volleyball, tennis, basketball, two-mile linear walking and jogging path, picnic area, fishing pier, bocce ball and doggy park. Cape Coral considering first RV resort $40 Million Project

The Cape Coral City Council is considering plans for a RV Resort. Developers are presenting a plan called: The Resort at Burnt Store Lake.

Developers gunning for a $40 million dollar RV resort in Cape Coral want answers. They presented the project called The Resort at Burnt Store Lake to city council. But engineers say their chief obstacle is getting council’s approval to re-zone the 71-acre lot for mixed use. It’s now part agriculture, part residential, which doesn’t allow for a project of this scope to be built there. Some city leaders called it a proposal that needs more fine-tuning.

“I think it’s a great idea and great opportunity but still it just needs to be structured in such a way to get a better control of the sprawl,” said Marty McClaine, who represents District 1.

The plan is to transform a swath of land in the northwest part of Cape Coral into a high-end RV resort. It would be equipped with a club house, restaurant, pool and more than 300 RV spots.

“In our mind, it’s a resort and it’s a resort because it has a lots of amenities, it’s an attraction for people to come,” added Repperger.

But others say it comes down to a larger discussion of whether the city wants this here at all.

“If you want to allow something like this whether it’s an RV park or RV resort, per se, that’s the discussion,”

There will be two public hearings before council casts its vote. Developers are aiming to break ground December 2013.
